The homeowner in Cross Creek Ranch called us after noticing the bottom of their steel-back door was bowing outward. Turns out the builder-grade weather seal had failed years ago, and sprinkler runoff was hitting that same spot every morning. The bottom panel was rotted through at the stiles, and the hinges were pulling out of the soggy composite. We sourced a matching Clopay panel from our distributor in Katy - same gauge, same emboss pattern, same almond color - and swapped it in one visit. We also re-graded the concrete lip and installed a vinyl seal with a proper drip edge. Door sits flat now. Sprinkler still runs, but the water goes somewhere else.

This was a 16-by-7 Wayne Dalton door in Weston Lakes, maybe twelve years old. The original spring was a single .250 wire that had been overworked from day one - wrong size for the door weight, so it was cycling near its stress limit every time. It finally snapped on a Tuesday morning, trapping both cars inside. We don’t recommend touching a torsion spring yourself. The stored energy can seriously injure you. We pulled the old cone, measured the drum and door weight, and installed a matched pair of .262 oil-tempered springs with a higher cycle rating. Door’s balanced now. You can lift it with two fingers. We see this exact mismatch a lot in Fulshear homes built in the late 2000s - builders spec’d light springs to save forty bucks, and homeowners pay for it down the road.

The Fulbrook homeowner had a Craftsman chain-drive from the mid-90s that shook the bedroom above the garage every morning at 6:15. Chain was stretched, limit switches were drifting, and the safety sensors were held in place with zip ties. We removed the whole assembly and installed a LiftMaster 87504-267 with a steel-reinforced belt drive, battery backup, and integrated camera. The belt runs quiet enough that they don’t hear it upstairs anymore. Camera lets them see who’s coming and going from their phone. We mounted the new rail, programmed the travel limits, and walked them through the app before we left. Took about three hours. They’re not early risers by choice - now at least the opener doesn’t announce it to the whole house.

This Firethorne home still had the original non-insulated door from 2006 - single-layer steel, no windows, dented in two places from basketball impacts, paint chalking badly on the south-facing side. The homeowner wanted curb appeal and something that wouldn’t turn the garage into an oven every August afternoon. We measured the opening, checked the headroom for a track conversion, and quoted an Amarr Classica in sandstone with insulated steel construction, faux woodgrain emboss, and wrought-iron decorative hardware. We also upgraded to nylon rollers and a torsion spring system - the old extension springs were stretched and noisy. Install took a full day. The new door dropped the garage temperature about fifteen degrees on sunny days. Neighbor two doors down asked for our card before we had the truck packed.

Saturday evening call from Pine Mill Ranch - door had gone down crooked and jammed halfway, and the homeowner couldn’t get their daughter’s car out for a shift at the hospital. We found the right-side cable had frayed at the bottom loop and slipped off the drum, leaving the left spring to carry the full load. That’s dangerous. A door under uneven tension can drop or twist without warning. We secured the door with locking pliers, released the remaining spring tension safely, and replaced both cables with 7×19 aircraft-grade wire - we always replace them as a pair since they wear at the same rate. Rebalanced the springs, checked the drum set, and lubed the rollers. Door was running smooth by 8:30. Daughter made her shift. We carry cables for every common drum and door height on the truck, so we didn’t need a parts run.

Weather Seal and Track Realignment - Jordan Ranch

The Jordan Ranch homeowner noticed leaves blowing into the garage every north wind, and the utility room next to the garage was running cold in January. We found the vinyl bottom seal had hardened and shrunk, the side weatherstripping was gaping at the top corners, and the vertical tracks had shifted about 3/8 inch out of plumb - probably from a minor impact that bent a jamb bracket. The door was rubbing on one side and daylight showed through on the other. We loosened the track bolts, reset to proper spacing with a level, tightened with new lag screws into solid framing, and replaced the bottom seal with a wider T-style bulb that compresses better against uneven concrete. New vinyl side seals finished it. No more leaves. The utility room warmed up enough that they stopped running a space heater.
